Seasonal care

Spring

  • Service the A/C before first use

    Kessler Heating & Air services what they installed. Mention you're a Hartwell home.

  • Test sump pump

    Pour a bucket of water into the pit; pump should cycle and stop.

  • Inspect exterior caulk & paint

    Check window trim and south-facing siding for gaps.

Summer

  • Replace furnace filter

    20 × 25 × 4 MERV 11. The size is on your quick-reference card.

  • Flush tankless water heater

    Annual descale keeps the Rinnai warranty valid.

Fall

  • Furnace tune-up

    Schedule before the first cold week; filters and burners checked.

  • Clean gutters & check downspouts

    Extensions should discharge 4 ft from the foundation.

  • Shut off & drain exterior spigots

    Interior shutoffs are in the basement ceiling near each wall.

Winter

  • Replace furnace filter

    Second of two annual changes.

  • Test smoke & CO detectors

    Hardwired with battery backup. Replace backups yearly.
